Historic Rehoboth Motel Reimagined as The Waypoint After Major Renovation

REHOBOTH BEACH, Del. – A once-familiar roadside motel in Rehoboth Beach has been transformed into The Waypoint, a 20-room boutique hotel that honors the property’s nearly 80-year history while ushering in a new era of coastal hospitality.

Located at 37239 Rehoboth Avenue Extended, just west of the Lewes-Rehoboth Canal, the property has undergone a multi-year, down-to-the-studs renovation led by new owners John and Joe Herbert. The brothers revitalized the aging structure and expanded its footprint by incorporating an adjacent building—formerly the office of GGA Construction—into the hotel as a modern reception area.

The site’s redevelopment was managed by the GGA Construction group, a Sussex County-based firm known for its focus on community-driven projects throughout Milton, Rehoboth, and surrounding areas. Their expertise helped bring the Herberts’ vision for The Waypoint to life, blending architectural preservation with upscale design.

The property’s story stretches back to 1946, when Bob and Mary Malloy opened Malloy’s Modern Cabins. In 1968, they updated the original cabins, added a second story, and renamed the business Malloy’s Motel. Four additional rooms were added in 1982.

Through the years, the motel operated under several names and owners. Jay and Dian Stein took over in 1989 and called it the Kingston Inn. In 1995, Ben Killebrew and Michael Roussell rebranded it as the Shore Inn, a name that endured under multiple ownerships until the property closed several years ago.

Shore Thing LLC acquired the commercially zoned site in 2022 for $1.4 million, according to Sussex County property records. A $1.9 million building permit was issued for comprehensive interior and exterior renovations, culminating in the opening of The Waypoint.

Now part of the Lark Independent hospitality group, The Waypoint offers stylish accommodations and a fresh take on a classic Rehoboth lodging tradition.
